This property consists of two homes, plus one of the dwellings has a laneway house located at
the rear. Each unit is approximately 1,753 square feet with a roof deck over 175 square feet. The
laneway house consists of approximately 690 square feet. These dwellings were designed with
sustainable design practices in mind, as well as, to keep each dwelling affordable and livable for a family for generations to come. Shared areas such as the front yard open on the street for
community involvement, as well as, shopping, public transportation and city amenities that are all within walking distance to further develop a sense of community.
With the higher living density, this property is assisting in the reduction of urban sprawl and the
buildings are built more energy efficient to reduce the dependency on electricity and water
resources. For example, geothermal heating/cooling through in-slab radiant concrete floors, the use of rainwater from the green roof for its water feature and irrigation of the soil including greywater from each unit, solar hot water heating, low emissivity windows, and structural-insulated panels for walls to increase air-tightness.
The most economical green features are placed on the use of "passive" features such as
natural lighting and ventilation. A small building footprint to minimize topsoil disruption and this allows for more permeable lot area to encourage natural water filtration back to the ground, rather than being directed to the sewer system. Another example would be fly ash-embedded concrete floor on the ground floor that stores heat from the sun and returns it to the units as the outside temperature falls. More "active" practices involved are the compost to reduce organic waste and can be utilized within the gardens; recycling and garbage area located at rear for ease of pickup and provide buffer from the living spaces.
