new horizons
This submission to poto:group seeks to establish a new visual identity, while maintaining the spirit of existing regulations. Through the use of strong horizontal elements at multiple scales, the submission breaks with the typical point tower solution. Large open expanses help to maintain view corridors as well as break down the massing. The result is a balanced and subtly innovative solution.
Conforming to the general site requirements of 120' x 600' with a maximum height restriction of 300', the solution breaks from the typical 4 story podium at street level. The 4 story mass is instead raised as a bar strengthening its horizontal impact. Office spaces are located on these levels. At the ground level, shops and lobbies frame multifunction plazas. Between the shops and the offices, restaurants take advantage of a deep recess to provide sheltered outdoor dining opportunities. Penetrating the office mass from the ground level plazas to the green roof are two 'wormhole' atria, designed to bring light and air to both the plazas and offices. Above the roof garden level three residential towers rise. A mix of studios, flats and luxury lofts, the towers are masked by brise soleil systems on their southern fal;ade, and linked by a system of solar panels. This combination both camouflages the tower forms and again provides strong horizontal elements. Luxury lofts on the northern side ofthe building span two levels each and are fully glazed on their northern facade, providing ample light and expansive views of Burrard Inlet and North Vancouver.
The solution is consistent with the general massing requirements of Vancouver, while offering new horizons for the development of the architeeturallanguage.
