HOUSING FOR FAMILIES BUYING A FIRST HOME
In order to achieve the economies required for a first time buyer, the maximum number of units was placed on the site while still maintaining private outdoor space for each unit. Each unit is basically the same to start with for economy of construction. The housing units are as small as possible, but adequate for a couple beginning a family. Important for the project is the opportunity for the housing units to grow in stages, in spite of the limited site area. A story can be added to the height of the units, as well, they can be expanded to create an additional revenue producing rental unit, office, or bedroom in the future. This allows the property to be adapted to the changing needs of the family, rather than involving them in a move to the suburb at a certain stage in their development. The changes would also increase the density to one appropriate to the heart of the city, rather than trying to create suburbanis, in the heart of the city. The pedestrian route on the south side of the site would gain in importance as the project evolved, adding another layer to the urban grain. As the project evolved, for example, entries to small offices, studios, or rental units would be from this pedestrian route. The expansion of the phase 1 unit would also allow the owner to increase the value of the property over time. Rather than accomodating the familias' needs with a series of moves through different stages of their lives, the units can be adapted, aven though they are in relatively dense urban situation. .Construction would be in concrete block and timber frame. Additions and alterations to the units might be done by the owners themselves while they are living in the units.
(From competitor's text)
This project, because of its originality, flexibility and evolving character, corresponds to the needs of young households. The possibility of expanding the units in different phases of construction allows for adaptation to the changing needs of the family.
The concept is developed around the backyard with a pedestrian walkway. It allows for the integration of either an additional housing unit, an office space or an additional bedroom for the housing unit.
