Primary Density S_Hift
Our new Vancouver Primary site configuration integrates and embraces the adjacent Secondary site neighbourhood with a break in the Primary building which yields a new connection between the arterial street and the neighbourhood behind. This new connection aligns with the perpendicular lane and provides a 'front door' to the new neighbourhood, views through the community, and daylight into the heart of the district. The parallel lane behind the Primary site is closed to vehicles and residential frontage replaces the customary blank expanses of loading, parking, and garbage facilities.
A Vancouver Secondary lot across the lane is recaptured as green space, expanding the relationship between the Primary site and the Secondary site and incorporating a local energy utility, water storage, and waste recycling. Parking below the Primary building is expanded to incorporate parking requirements for the full block of Secondary sites. Above the commercial podium, landscaping wraps up into an open volume that extends the green areas and affords air, daylight and views through the Primary building. All suites are provided with daylight, outlooks and fresh air from two sides and all corridors are outside the building where they are draped in a green wall 'scrim'.
