Our Polemic

Vancouver is unique to Canada - geographically, monetarily and ideologically speaking we recognize the collective need to advance our city into a truly post-post-modern metropolis. Change takes time, effort and debate. The time for change is now! Our belief is that to effect real change we must do it from within. This means embracing the radical tenets of the Eco-density Charter and Vancouver 101 while minimizing cumbersome changes to City zoning policies. By approaching building design within the outright conditions of existing zoning we believe real change can happen now and mitigates the City from NIMBY resistance.

Our Approach

We have chosen to model our prototype by rigidly adhering to the RS-1 district schedule. No relaxation of setback, height or FSR is required. The goals of our submission aim to achieve a flexible building type rooted in the mutability of modernity. This means recognizing market forces, lifestyle change and environmental ethos as they impact change over time. We have designed a Green menu, allowing the owner 3 levels of sustainability/cost to choose from. Prototype 'A' is designed to allow the future addition of the more expensive green items from the 'B' (hyper-green) and 'C' (off-grid green) 'Menus'.

The building is sited using best sustainable practices to maximize solar gain while maintaining useable at-grade landscaping for food cultivation and amenity space. A laneway house is positioned in the ancillary building depth. Two rental units create greater density/revenue. The roof is designed to collect rainwater, allow for daylight penetration and be easily out-fitted to accommodate 'Menu' upgrades. A concrete slab in the east-west direction maximizes heat storage and a wood frame floor north-south moderates temperature gain. Spaces are designed to be multi-purpose and be easily adapted to suit the changing requirements of the owner throughout their life.
