Goal
To increase density and affordability while preserving qualities of single-family dwellings.
Site
The competition parcel measures 50ft. wide by 120ft. deep. It sits at the corner of a residential block bordering a commer¬cial lane to the west. The neighbourhood is largely composed of 33ft by 120ft lots with a height limitation of 10m (32'-10") capable of accommodating three-storey single family development with a secondary suite and a laneway house, and a 6m (19'-8") front yard setback.
Strategy
Three primary elements begin to inform a strategy to organize the project. First, the citywide laneway housing initiative implies the creation of a secondary frontage facing a residential lane. Second, the 50ft wide lot can theoretically support two single family lots at 7.3m (24ft.) wide each. Third, a unique quality of a single-family dwelling is its independence from immediate neighbours.
The lot is split in half, and in half again yielding four quadrants: two larger ones to the south facing the street, and two smaller ones facing the residential lane to the north. Typical 'back of house' functions such as on-grade parking , garbage and recycling pickups can be relocated to the commercial lane, and thus, further reinforces the residential lane as a front¬age.
The Project
The resultant project consists of four independent structures (units A, B, C and D) with main entries off a secured raised courtyard. The courtyard is accessed off from both the street and the residential lane. Aside from providing sonne mea-sures of security, the courtyard also features a common garden that each unit looks onto. Each unit has its own yard space facing its respective 'street/lane' front as well as an integrated home office located on the lowest level with separate entries off the street and the lane. Frontages of Units A and B are staggered to provide partial shielding of the commercial lane to the west while respecting setback of typical residential lots to the east.
