The most intense convergence of diverse land use in Vancouver tends to occur at various gateways - entry points to the City where transportation, infrastructure, services and industry collide. Vancouvers unique geography dictates that these gateways tend to be located on the waterfront - the meeting of the land and water is the transfer point for the moving of goods and materials created both here and elsewhere. Until very recently, glamourous residential development projects outshone traditional industrial economies and it seemed that Vancouver could continue endlessly to turn industrial and agricultural lands into condominiums. In the past few months, it has become apparent that a financially and economically sustainable economy demands diversity and broader thinking.
This proposal embraces the will to develop Vancouver as an Eco-City and specifically responds to the increasing scarcity of industrial and agricultural lands as pressures to convert these lands to private residential and commercial developments mount.
How can these seemingly competing forces (continue to) coexist? What form can a radical new means of coexistence take?
Vancouvers po-to (podium-tower) typology is widely praised as an example of high-density residential development in the downtown core. This proposai focuses instead on the potential convergence of industrial, agricultural and other non-residential uses. Stress creates opportunities.
DENcity : INTENcity proposes a typology that responds to the "crunch" at the waterfront, specifically on the Fraser River shore. It allows for the coexistence of industrial and agricultural lands with other uses as well as a transportation and transit hub. It proposes a high-density stacked program that concentrates multiple diverse uses in a vertical format. It revisits conventional horizontal zoning. It proposes an integration and bundling of major infrastructure water, waste, transit allowing for a significant means of energy recovery and self-sufficiency. It houses ail of this in a large-span, straight-forward structure that permits endless reconfiguration and occupation with minimal intervention. It is responsible and sustainable, vibrant and accessible. It invigorates its neighbourhood and welcomes its neighbours. It stands as a beacon of the city's edge, of its founding economic engines and ultimately of Vancouver's commitment to building bold solutions for its future.
