For our Wild Gard submission we have consolidated the Vancouver Primary site with the Vancouver Secondary site and included the full block of Secondary sites and laneways. Ail required parking has been relocated to the underground storage garage of the Primary site. Lanes have been converted to green space and pedestrian right of ways and will function as primary access to new laneway housing. Vancouver Secondary lots have been split in hall. permitting a second freehold dwelling on the lane and precipitating a staged relocation of existing housing towards the street. Vancouver Secondary sites adjacent to the Vancouver Primary site have been acquired for common space, serving the green space. amenity, and utility needs of the local community.
The Vancouver Primary site has been split in the middle. permitting a vital link from the newly pedestrianized lane right through the Primary site to the arterial street. Emergency vehicle access is permitted through the site and all loading. including underground access, is from the street. The commercial podium and residential 'tower' of the Primary site are detached and cleft apart to permit daylight, air, and views through the primary site. This open layer draws site greening out to the arterial frontage and is a focus for covered and enclosed amenity spaces. The narrow'tower' forms permit daylight and air on two sicles of every suite. Single loaded, open corridors are draped in a veil of green.
