Description

This submission shows the value of Fee-Simple Rowhouses separated by party walls;
it responds to the need and demand for increased density while integrating with the
scale of existing neighbourhoods.

At the initiative of the City of Vancouver, the Provincial Government is expected to
pass “Party Wall Agreement” legislation allowing fee-simple rowhouses to be built
featuring individual ownership without the need for strata councils. This new form
of ground-oriented living will satisfy urban dwellers seeking choice.

Rowhousing demonstrates a small-scale and incremental approach to development
where expensive land assembly is not necessary.

The Fee-Simple Rowhouse form of development could amount to 15 to 20 percent
of future housing in the City over the next 20 years if the concept becomes popular
as in many world cities; it is expected to be encouraged outside the higher density
commercial and apartment zones, mainly along arterial streets and close to shopping
centres and public transit stations.

Our design can serve as a reference design for the new municipal rowhouse zoning
designation.
