Description

Our Proposal for the North Market Building is on the one hand a deeply contextual building that through materials, geometries, shadows and alignment pays homage to the significant architectural quality of a number of historic buildings in the St Lawrence Neighbourhood.

On the other hand our proposal is for a very modern adaptable, delightful and highly sustainable (LEED Gold) building that not only comfortably accommodates the varied program but acts as a catalyst for future measures beyond the building footprint to reassert a commitment to the diverse energy and promise of a pedestrian centred precinct.

The building is at its highest (and its most transparent) along Front Street located in relation to the adjacent 8 story Market Square condominiums and gradually reduces in height so the building can step down toward St Lawrence Hall. This height reduction (over 50% of the original guidelines beside the Hall) allows ample south light into the public rooms of the Hall while enabling views of the Hall's Cupola from the Jarvis Street and Market Lane vantage points.

The court component occupies the frieze of the entablature and the upper three stories atop the entablature. Clad in copper, wood, glass and slate with garden roofscapes, the shaped roof form takes its place in the rich panoply (spires, cupolas, slopes) of the surrounding historic roofscapes.

Mitigation of the height and overall massing of the building has been achieved through transparency, a range of building materials (the grounded brick Open Air Market with the glazed South Porch and the largely copper and glass court house piece), a garden roofscape and a building form tuned to the specifics of this remarkable site. The building form respects the intent if not the letter of the angular plane by-laws for the site, substantially improving on the by-law in relation to the north end of the building adjacent to the Market Hall.
