The existing podium/tower pattern horizontally stratifies the City with the base containing a mix of parking, commercial activity, retail and some residential while the towers contain residential and office space. Our proposal looks to make this into a new urban pattern by encouraging a new sense of verticality by exploiting "sites" in the sky.
The key to vertical mixing is in the efficient logistics of vertical transport. We are looking to create a prototype for a new tower core that resembles a public transportation network, expediting passengers through the entire vertical section of the building and celebrating the experiential qualities of the journey.
Banks of elevators present themselves to the street like a subway station, but divided into public and private access points. An office worker or resident uses their keycard to access their private spaces -- while the public are free to use larger, continuously running, vertical lifts that access retail, nightlife, government, and other programs that are scattered throughout the vertical extent of the tower.
The open space that typically occupies the roof of the traditional podium is now distributed throughout the tower creating transfer points between elevator cores and making community nodes shared by public and private users. These nodes become the source for important or intense new program insertions like a cinema or museum. This becomes a tectonic response as the unique requirements of the programs deform the floor-to-floor dimension and shape of the floor plates creating a rich, vertical urban fabric.
Wireless Internet access is a key wayfinding element for this new vertical pattern with indices of destinations clearly defined by transit-like diagrams available on mobile phones.
We think this idea could be codified in order to permit various designers to operate within a common infrastructural framework.
