Description

DEVELOPMENT STRATEGY

The conventional Podium-Tower "Poto:type" was analyzed by program and area. For any proposal to be viable it must match existing FSRs and rentable square-footages while effectively addressing the Poto:type's tendency towards "vertical sprawl" Key development strategies are as follows:

Housing Density with Identity

The average Poto:type provides 250,000 GSF of housing. The proposal re-distributes the same amount of housing into three groupings - each of which shares an entrance and common space with one of the other retail, cultural and civic - programs. E.g. the supermarket, the museum shop or the sports centre cafe.

The Grand Stoop in place of Controlled Interior Spaces

The Grand Stoop is a publicly accessible outdoor civic and communal space that supports a variety of active recreation uses, including public outdoor movie viewings as well as an open air farmers' market.

Supermarket Big Box in place of an Exclusive Mall

Typical Poto:types have 50,000 GSF of retail - which coincidentally is the lower threshold required for a supermarket. Ironically, to counter "vertical sprawl" we borrow economies of scale that support suburban sprawl. There is potential for supermarket and "big-box" retail in the center city. In order to support a diversity of households, urban areas must have affordable retail that offers daily necessities.

Office Space

To address the lack of office space in downtown Vancouver, the proposal has floorplate area and configurations that are suitable for both office and residential use. The office space is accessible via West Georgia Street, the building's "urban" facade and assumes a prominent visual identity along that urban corridor.

Privately-funded Civic Institutions

As an alternative to commercial development, the developer is granted more density in exchange for building cultural amenities - e.g. a Vancouver Art Gallery branch and a City Community Centre - or contributing to a fund source.
