The Designer's Purpose:
-A vernacular image to be seen from the surroundings;
-A view of the surroundings to be seen from the towers;
-A gallery as connector, as frame and divider: connecting housing, sport, culture and community building, market, stores and commercial development along Saint Andre street, framing the basing as a balcony to the yacht activities in summer and the ice skating activities during winter, and dividing pedestrians from vehicles.
Housing
Consists of 7 towers of 76 units each, total 532 units. The housing was divided into 7 phases starting from the Tower closest to the market as Phase 1, then continuing as shown in the Site Plan.
The phasing of the project allows not only a better financial feasibility for the developers as requested by the program, but a model lower that could test the market and allow adjustment during the successive phases. To achieve this commitment, the designer has divided the typical floor plan into four units, having a constant vertical circulation core and altering only the four corners of the tower. This is possible thanks to the geometry of the plan.
The plan of the tower passes from a square shape to an octagonal and an octagonal to a cross and finally from the cross to a square shape at the top.
The change in shape allows for lighter massing at the top (lookout and penthouse). The parking is divided in two areas, underground for assigned parking and surface parking for recreational vehicles and visitors.
Common services such as mechanical room, laundry and lockers are placed at the underground level.
Sporting and Leisure Activities
These are located at the axis of the basis. The three main spaces have views towards the basin and can be seen from the pedestrian gallery.
Public Market
Each stall has a generous perimeter allowing a major exposure of the products to the public. Pedestrians are protected by the gallery and have views to the basin. The public parking is designed with a similar layout to the marina and has a slight slope toward the gallery so that the public can see if any parking stalls are available. Screens could be hung from the covered areas to protect people from unfavourable weather conditions.
