Design
The overall design objective is to create a sense of place, a character, and a convivial image of the development. In attempting to achieve this objective, several structuring design principals are employed and used to focus on the following elements.
Promenade
This becomes the most important linkage among the different activities, uses, and hierarchy of spaces. The design, therefore, attempts to create an esciting and easily accessible interface between the development and the basin by introducing visual and physical corridors connecting the surrounding streets to the Promenade.
Streetscape
The consideration of streetscape provides a design control of the scale and forms of housing. A human-scale form of low rise/high density housing designs is evolved respecting the image of a residential street. Especially all along St. Andre, gateways are used to further the identity of the housing development and to indicate the visibility of the Basin.
Visual Corridors
This design element is used to make the visual and physical contact between the basin and the contiguous urban context.
Vista and Focal Points
The E-W vista becomes the primary focal point of the whole project, in recognizing this, the designs evolves from the process of how to integrate the vista into the development of the Sports Centre. The designs of the glazed canopy is finally adopted because it provides an atrium space that surrounding office workers can visually recognize, and because it provides a light, open and public character that becomes the underlying designs theme. Each section of the development has its area of attraction: the glazed canopy of the sports Centre, the gateways and walkways of the housing development, and the awnings and the commercial centre of the Public Market.
Hierarchy of Open Spaces
A detailed consideration is given to the variation of open spaces, the transition from public to private spaces and the varieties of social settings that may result from this.
Housing
These are essentially 3 to6 storey walk-ups with central staircases. Each double storyed unit namely the 3-BR and the 2-BR has two separate means of exit. One is internal and the other is through the central stair.
Housing units along Saint andre are 4-storey. The height increases to 5 storey on the north side of the site. Those fronting Abraham Martin are 5 to 6 storeys.
