Description

The proposed plan stems from the blending of the surrounding urban fabric and the original Benny Farm fabric. This gesture enhances the dominant north-south direction of the original plan and opens the project to the community. Community services are located at the north end of the resulting fragmented blocks. The community garden, the recreational center, the daycare, the CLSC and the community center face the park and are served by public transport along Monkland Street.

Densification is attained by integrating new housing into to the broken lines of the original plan and thereby creating a series of interior courtyards. Pathways and passageways cross the site transversely and permeate the wall created by the continuous buildings. The general scale of the buildings respects the scale of the neighbourhood. Only two buildings exceed three stories which are appropriately
located in harmony with the existing higher scale along Sherbrooke Street.

The landscape proposes an organic language, à la manière anglaise, while it respects the modern character of this urban ensemble. The landscape is integrated into the three urban blocks in a series of semi-public and semi-private courtyards and gardens. The heterogeneous forms of the courtyards enhance the diversity of the ensemble and the potential of their appropriation by the residents.

A community garden is located in the heart of the project. It opens up on the park and panoramic sunsets.

The project also proposes an ornamental orchard that covers the entire original site of Benny Farm, reviving a historical layer of the site.
