Cultivating our garden...
The redevelopment of Benny Farm

Cultivate 1. To bestow labour and attention upon (land) in order to the raising of crops; to till. 2. To produce or raise by tillage. 3. To improve and develop by education and training; to refine. 4. To promote the growth of; to foster. 5. To devote one's attention to, practise, cherish.

Like a quilt, we are proposing a plan for Benny Farm that is based upon a careful composition of new and old. It is a plan built up from the detail to the general - details depicting relationships between housing and landscape, rich and poor, young and old, individual and community - manipulated and repeated to create a modulated pattern over the site. We are cultivating the site - cultivating a human landscape to make it useful. Working it, seeking meaning and value in every inch of it.

Most of the existing buildings would be renovated, adapting them to the needs of new residents of limited means. Varied new housing of three to six storeys would infill the existing, providing density and accommodation for particular groups. Community facilities would be spread over the site, creating a village with a range of interconnected public and private places - an indoor pool, a daycare, a shared kitchen, community workshops, courtyards, raised wooden promenades, individual balconies and gardens.

Landscaping would be intensified, reviving the existing gardens and serving to define and link different projects. Environmentally, embodied energy of existing buildings would be retained and a common geothermal network for heating proposed. Dispersed and out of view, parking would be underground or covered by open wooden platforms.

An entirely original composition emerges - a rich pattern of gradations between public and private, juxtaposing the diverse needs of a mixed population and different aspects of community activity. It is the pragmatic and poetic expression of a pluralist, benevolent and tolerant society.
