HOME FOR THE SWEET HOMES
A POTENTIAL FOR THE RESIDENTIAL RENEWAL OF THE CITY CENTER

The obstacles that could hinder the development of social housing within the downtown core are numerous. The price of the lots is the most significant obstacle, where it is subject to strong property-value speculation. This has initiated a massive destruction of the urban tissue. The actual conditions allow for these empty lots to be used for parking, their owners taking advantage of the situation while waiting for the next great hotel-residence project. Even though we have experienced a return to the city, the city center remains a paradox, where it is reserved for future owners and to the few rooming houses that have managed to escape the destruction that occurred during the second half of the twentieth century.

HOME FOR THE SWEET HOME is intended to be a two-fold solution for the residential restoration of the city center and a return to a scale more typical of the domestic environment. The first step requires a recipe to restructure the built environment while taking into account the characteristics inherited from the evolution of the downtown core during the last 50 years. Without falling into blissful historicism, it is possible to take into account the results of this evolution. The existing volumes, the city blocks' internal circulation, and the façades' retreat from the street, do not become obstacles but factors aiming for a harmonious integration of an ambitious project.
Other factors are equally taken into account, like the absence of actual vacant lots, and the real necessity for downtown parking (a quarter of the 250 000 daily automobile movements in Montreal are to the downtown). When architecturally integrated to the project, they become a non-negligible source of financing. They also have the function of a base, useful when trying to maximise natural lighting in a dense context, while screening the alleys generally used by commerce.

SECONDLY, the project generates its financial potential within the design of its housing units. The living unit is based on the principle of total flexibility that permits it to obtain governmental help aimed at conventional social housing and affordable housing. Programs like LAQ (Logement Abordable Québec), beyond partially financing the construction of new housing, allow for the integration of a more diversified clientele than that of typical social housing. This mixed use programme helps avoid the negative branding attributed to social housing. Pushed to the extreme, the quality and the flexibility of social housing can go as far as attracting a more prosperous clientele consisting of young couples, or simply of individuals ready to pay more for downtown spaces, thus ensuring an income. The unit offers a lifestyle resembling that of the individual house, in part because of its generously dimensioned outdoor yard. The direct and indirect lines of sight have been conceived in order to interiorize the home, while shielding it from the neighbourhood's indiscretions.
