Our Vision for the Community: A place for people, the new residents of the town centre. The proposal aims to add an urban character and identity to the current morphology of Cloverdale. The master plan evokes a sense of place and identity through its enclosed spaces and narrow streets.
Our concept is inspired by the vision of 'home' in its archetypical form of a welcoming cluster of pitched-roof houses, reminiscent of a village.
Urban Design Strategies
The massing explores two main typologies; compact mid-rise and low-rise urban block. The block form this efficient and the open spaces are created through the 'shifting' of the massing within the grid. The architectural concept of the buildings, with its multifaceted roof design, enhances solar exposure and sets the character. Strong edge definitions are needed along the 57th Ave. An enclosed space along 58th and a dramatic view along the Cloverdale Bypass. These edges express its village character. The streets are all shared spaces and create a sequence of different urban spaces throughout the development.
The design and facilities focus on creating a neighborhood with a strong sense of community. The richness of its diversity and range of citizens, ageing from 0 to 100 years old, is its potential. The main square, just off 176th Main Street, is designed to host year-round public activities. The future connectivity to Multi-Modal public transport: light-rail /bus/street car/ bicycle will position it firmly within Cloverdale's neighborhoods.
Affordability Strategies
Considering energy effective urban design and homes from the start-up effectuates a reduction on the energy costs through passive/active design. A local combined heat and power plant allows the easy switch to renewable energy sources and off-grid operation.
Designing for all generations within this community requires the houses to be flexible to fit the needs of the end user. All residential units will have a flexible design for a family space to change over time: an average unit can grow or shrink internally and add-on externally.
Shared community facilities will be used for different activities and can be adapted by the design of multi functional spaces. Vegetables in communal gardens will help reduce the cost of living, the community organized facilities and volunteer-run shops will help a vibrant and cost aware residential village.
