A resonating aspect of place making is entrance, approach gateway. The obsolesced site is made porous, a place of passing, movement gateway to the existing commercial centre. The proposal attempts to strategically temper vehicular presence while greatly enhancing all other movement including pedestrian, bicycle, electric scooters other types of assisted mobility.
The berm acts as strong landscape treatment along the west flank of the entire site. The berm works to mitigate pollution and noise from the heavily used truck route. Pedestrian travel is elevated to the height of the berm and parking is allocated beneath. Pedestrian linkages are maintained as the berm dips to facilitate movement from adjacent neighbourhoods into and through the new community.
Facade treatment at street level draws directly from the existing fabric of historic 176 Street. This strategy provides predominately two storey pleasant streetscapes that visually connect the new development through a contemporary reinterpretation of the 'Main Street' aesthetic.
The design objectives of assisted living, affordability and sustainability (both economic environmental) coalesce in the proposed 'mixed-living' housing type; utilizing secondary suites within these larger units. Following recent local precedents, such a formula provides entry-level home ownership with the 'mortgage helper' secondary suite, family-assisted yet independent elderly apartments, and other configurations as family units demographics evolve.
The assisted living support services are envisioned as an opportunity for unique symbiotic program relationships. Food, personal care, medical entertainment services are distributed as smaller program units, catering to the immediate community and general public; allowing for private/public financing possibilities. These elaborated support services also supply community Iive-work possibilities (e.g., single mother works at the local salon, elderly resident provides daycare services).
In tune with the affordability mandate, ecological strategies are handled in a proven no-frills manner; the building typologies permit natural ventilation and arranged to limit self-shading, the berm provides a natural buffer to traffic, with abundant space for community gardens and allows for on-site water management vehicular traffic is limited with an emphasis on public transit and self mobility.
