Design Philosophy
This project recalls the Maritime tradition of the land. The fabric of the project has been brought into intimate contact with the water. As the flow of volumes are as fluid as water, so do the roofs of the waves. The development of volumes has been articulated to allow for a visual transparency indicating the beginning of a tradition of bringing the city, and its people, back to the water. The philosophy of visual transparency has been carried through the project itself by the creation of positive and negative volumes. The residential component has been developed by creating a vocabulary which is systematic in its parts yet unique as a whole.
Design Analysis
Housing Development
Proposed design includes 105 one bedroom apartments (37%), 124 - two bedroom apartments (43%), 42 three bedroom apartments (15%) and 16 studios (5%). Total of 287 apartments, with parking for 367. Housing development is designed in consideration with the scale of the residential development surrounding the site, climate and view.
Commercial
They have been linked with market area covering part of ground floor of the south residential development.
Public Market
Designed in two parts around a centrally located parking to ease accessibility.
Sporting Activities
Designed and integrated with existing structure forming an amphitheater as a focal point of the development.
Exterior Materials
Combination of brick, precast concrete, insulated prefinished metal. Market place stalls and pedestrian covers: light steel structure with fabric roofing, reflecting the image of Maritime activities.
